What is a 2M Quality Review?
A 2M Quality review provides a look at the finish details of a new home by a professional third party. While a county building inspection is looking at construction passing minimum building code, a 2M Quality review makes sure the home’s craftsmanship is top-notch. For example, a building inspector will make sure a light works; a 2M Quality inspector will make sure the light is centered above the sink, is installed level and tight to the wall, and that the light fixture is free from scratches or damage. This means problems are found and fixed before move-in, resulting in fewer service call backs to the home. A 2M Quality Review occurs when a home is complete and it does not include an evaluation of the structure or any elements behind walls.

Meet Our Team

2M Quality was formed in 2009 by two former executives from the New Home Construction Industry. Our combined experience spans over 35 years, covering all facets of residential sales, marketing, management, construction and development.

Doug McIltrot

Doug brings over 17 years of homebuilding experience to 2M Quality.  Prior to co-founding 2M Quality, Doug was Vice President/Division Manager for one of the nation’s largest and most profitable homebuilders.  As a result of his leadership, Doug’s division controlled over 20% of the market through selling, building and closing in excess of 200 homes per year.  Doug’s division was one of the most profitable in the entire company with annual revenues topping $150 million. He grew profitability over 185% from 1998 to 2004 by reducing costs, streamlining processes and improving finished quality.  Doug began his career in homebuilding immediately after college starting as a site superintendent and progressed through all levels of construction and sales management. Doug holds an MBA from the University of Maryland, and a BA in Architectural Engineering from The Pennsylvania State University.

 

Rich Marcinek

Rich has served the homebuilding industry for over 20 years.  Prior to co-founding 2M Quality, Rich was Vice President/Market Manager for one the nation’s largest and most profitable homebuilders.  In this capacity, Rich grew a division from 200 units per year to two divisions combining for over 600 sales and closings per year.  Rich designed numerous processes and systems that enabled his divisions to successfully grow in to two of the most profitable profit centers within the company.  Under his leadership, these profit centers regularly generated returns on assets (ROA) in excess of 125% and peak profits before taxes in excess of $50 million. Prior to functioning as VP, Rich held positions in Production, Sales and Sales Management.  He holds a BS in Civil Engineering from The Pennsylvania State University.

 

Sal Zagarella

Sal joined 2M Quality’s senior management team in 2010.  Sal has over 10 years of homebuilding experience.  He began his homebuilding career building homes for one of the nation’s largest homebuilders. In that capacity, he was responsible for all facets of construction, from earth worth through vertical construction and final fit & finish.  In addition to supervising the on-site construction of communities, Sal served in management roles where he was responsible for the budgeting and contracting activities for over 200 homes per year.  In addition, Sal was a successful new home sales and marketing professional.  Sal holds a BS in Industrial Engineering with a minor in Human Factors/Bio Engineering from The Pennsylvania State University.

 

Adam Katzenell

Adam joined 2M Quality’s senior management team in 2013.  Adam came to 2M Quality, LLC with over 10 years of experience in homebuilding.  Immediately prior to joining the company, Adam served as the Director of Sales for the Maryland Division of a large publically traded homebuilder.  In that capacity, Adam grew sales over 50% to exceed 300 units per year.  He accomplished this through leading a team of over 20 sales professionals in 3 states.  Adam’s homebuilding experience also includes holding leadership roles in financial planning and analysis, strategy, financial compliance and internal audit.  He holds an MBA from the University of Maryland, and a B.S. in Economics from The Pennsylvania State University.  He is a licensed Maryland Realtor.
